Subdivision
Because so little of
Vermont is served by municipal wastewater systems, the subdivision of property
quickly becomes a wastewater issue. The state does not want to see new lots
created that can’t meet the regulations for an on-site wastewater system.
The subdivision of
property requires a permit from the Wastewater Management Division, as described
in the Wastewater Management section of this web site. Note, a new permit does
not necessarily mean a new wastewater system must be built.
In addition, some towns
have zoning and/or subdivision regulations governing the creation of new lots.
These often deal with minimum lot sizes, setbacks, and the proposed use of the
property.
